Check in Time is between 1:00 pm MT and dark. Check out time is anytime before 11:00 am MT. 

Please contact us if you think you may arrive after dark for instructions. We ask that all RV, trailers & Tents be pitched and set up before our quiet hours at 10 pm, MT. This is to extend courtesy to other fellow campers. Please make sure that you arrive in enough time to adhere to our quiet hours policy.

Rates are based on 2-person occupancy. Additional persons over 18 are $5.00 per person per day. 

​

Quiet hours are observed from 10:00 PM to 6:00 AM MT daily. Please no generators during quiet time.

Please keep alcoholic beverages to a minimum and be respectful of your neighbors. Loud or obnoxious behavior will not be tolerated!

You are liable for the actions of your pets, children and guests, and are financially responsible for any damage done to facilities.

Children must be accompanied by an adult for their safety.

​

Smoking is prohibited in or anywhere near the barn. Please do not throw cigarette butts on the ground, dispose of them in a proper container. A tossed cigarette butt has caused many forest fires so please be careful smoking. 

No washing RV’s or vehicles on property.

*Horses on property are privately owned pets. (Please don’t approach horses or feed horses that don't belong to you without permission)

Cancellation Policy 

Equine reservations would need to be cancelled 7 days in advance to receive a full refund.

Pets

We permit all breeds of obedient and friendly dogs but BE AWARE THERE ARE WORKING LIVESTOCK GUARDIAN DOGS ON THE PROPERTY INSIDE THE FENCES, so please keep all dogs on a leash and do not approach or enter those pastures with a pet. They are there to protect the sheep and they do a very good job.

We ask that you be responsible and courteous and clean up after your pet and properly dispose of the waste.

No aggressive or biting dogs. 

Please control barking.

Dogs are not to be left alone outside.

Pets are not allowed inside barn, unless it is a service dog needed for assistance.

​Campfires

Everyone loves a good campfire but there are times when wind and drought make them very dangerous. Please be aware there may be times when campfires are not allowed due to local fire ban. 

Personal charcoal and propane grills are permitted. Do not put hot coals in garbage containers. 

Please do not burn garbage in your firepit or leave cans or trash in the firepit. 

No firecrackers or explosives permitted on property.

Please NO Drones allowed in or around our property!!!!!

Equine Guests

IF YOU ARE BRINGING A HORSE FOR YOUR STAY

Current Negative Coggins & 30 Day Health Certificate for all Horses/Mules is required. Health papers are checked upon arrival. This is for everyone’s safety, and we appreciate your efforts to follow the rules.

No stallions!!!!​

Corrals are half covered 12’ x 24’ pipe corral with ONE EQUINE PER CORRAL, so please be sure you are reserving corrals for each equine you are bringing with you.

You are responsible for keeping your corral clean twice daily and before checking out. Failure to do so, will be charged a clean-up fee of $50.00. Wheel barrows and manure forks are provided.

(Please leave the site in the same condition as when you arrived so it is ready for the next guest arriving.)

*You will be held responsible for any damages to site, corrals and holes dug by equine and may incur charges.

Water hoses are available, but you will need your own water buckets and hay containment. 

PLEASE TACK YOUR HORSE AT THE BARN OR CORRAL. 

No portable corrals, hotwire, picket lines or hi-lines are allowed. You must use on-site corrals only. 

No shavings, straw or pellets to be used in corrals. If cleaning out your trailer you must dispose of waste to designated manure pile.

We have a round pen for equine to warm up before riding or a good roll after a ride.

The round pen is for short term use only. You are to clean up the pen after using it. Limit your time to 15 minutes if others are waiting.

ATV Guests

ATV's and Motorcross Bikes: We don't allow them to be driven on the property brcause of the animals. We welcome you to stay and camp and if you are in a toy-hauler and need to unload your ATV to set up camp that is more than acceptable. Please do not leave motor running as the loud noise can disturb other guests and startle horses

Absolutely no ATV in or around the Horse Equine areas.

Waiver & Liability Release

UNDER COLORADO LAW, A PRIVATE LAND OWNER OR AN EMPLOYEE OR OFFICER OF A LAND OWNER IS NOT LIABLE FOR AN INURY TO OR THE DEATH OF A PERSON OR ANY PROPERTY DAMAGE RESULTING FROM THE INHERENT RISK OF CAMPING, RECREATION OR AGRITOURISM ACTIVITIES 

PURSUANT TO COLORADO REVISED STATUE 13-21-121 ET SEQ..

WE REQUIRE ALL FOLKS STAYING WITH US OR VISITING WITH FOLKS STAYING WITH US TO READ AND SIGN THE FOLLOWING WAIVER AND RELEASE OF LIABILITY UPON ARRIVIAL.

WAIVER AND RELEASE OF LIABILITY

In consideration of the risk of injury while participating in camping, trail riding, boarding of horses, parking of rigs and tow vehicles, grilling, hiking and all other related activities on the premise of Crooked Sky Ranch LLC, and as consideration for the right to participate in the activities, I hereby, for myself, my heirs, executors, administrators, assigns, or personal representatives, knowingly and voluntarily enter into this waiver and release of liability and hereby waive any and all rights, claims or causes of action of any kind whatsoever arising out of my participation in the activities, and do hereby release and forever discharge Crooked Sky Ranch LLC and the owners Billy and Lisa Akers, located at 30777 Road H, Cortez, CO 81321, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors and assigns, for any physical or psychological injury, included but not limited to illness, paralysis, death, damages, economical or emotional loss that I may suffer as a direct result of participation in the afore mentioned activities, including traveling to and from an event related to these activities.

I AM VOLUNTARILY PARTICIPATING IN THE AFOREMENTIONED ACTIVITIES AND I AM PARTICIPATING IN THE ACTIVITIES ENTIRELY AT MY OWN RISK. I AM AWARE OF THE RISKS ASSOCIATED WITH TRAVELING TO AND FROM AS WELL AS PARTICIPATING IN THESE ACTIVITIES, WHICH MAY INCLUDE, BUT ARE NOT LIMITED TO, PHYSICAL OR PSYCHOLOGICAL INJURY, PAIN, SUFFERING, ILLNESS, DISFIGUREMENT, TEMPORARY OR PERMANENT DISABILITY (INCLUDING PARALYSIS), ECONOMIC OR EMOTIONAL LOSS, AND DEATH. I UNDERSTAND THAT THESE INJURIES OR OUTCOMES MAY ARISE FROM MY OWN OR OTHERS' NEGLIGENCE, CONDITIONS RELATED TO TRAVEL, OR THE CONDITION OF THE ACTIVITIES LOCATION(S). NONETHELESS, I ASSUME ALL RELATED RISKS, BOTH KNOWN OR UNKNOWN TO ME, OF MY PARTICIPATION IN THESE ACTIVITIES, INCLUDING TRAVEL TO, FROM AND DURING THESE ACTIVITIES.

I agree to indemnify and hold harmless Crooked Sky Ranch LLC and the owners Billy and Lisa Akers against any and all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney's fees and any related costs, if litigation arises pursuant to any claims made by me or by anyone else acting on my behalf. If Crooked Sky Ranch LLC and the owners Billy and Lisa Akers incur any of these types of expenses, I agree to reimburse Crooked Sky Ranch LLC and the owners Billy and Lisa Akers.

I acknowledge that Crooked Sky Ranch LLC and the owners Billy and Lisa Akers and their directors, officers, volunteers, representatives and agents are not responsible for errors, omissions, acts or failures to act of any party or entity conducting a specific event or activity on behalf of Crooked Sky Ranch LLC and the owners Billy and Lisa Akers.

I ACKNOWLEDGE THAT THESE ACTIVITIES MAY INVOLVE A TEST OF A PERSON'S

PHYSICAL AND MENTAL LIMITS AND MAY CARRY WITH IT THE POTENTIAL FOR DEATH, SERIOUS INJURY, AND PROPERTY LOSS. The risks may include, but are not limited to, those caused by terrain, facilities, temperature, weather, lack of hydration, condition of participants, equipment, vehicular traffic, animals and actions of others, including but not limited to, participants, volunteers, spectators, event officials and event monitors, and/or producers of any events.

I ACKNOWLEDGE THAT I HAVE CAREFULLY READ THIS "WAIVER AND RELEASE" AND FULLY UNDERSTAND THAT IT IS A RELEASE OF LIABILITY. I EXPRESSLY AGREE TO RELEASE AND DISCHARGE CROOKED SKY RANCH LLC AND THE OWNERS BILLY AND LISA AKERS AND ALL OF ITS AFFILIATES, MANAGERS, MEMBERS, AGENTS, ATTORNEYS, STAFF, VOLUNTEERS, HEIRS, REPRESENTATIVES, PREDECESSORS, SUCCESSORS AND ASSIGNS, FROM ANY AND ALL CLAIMS OR CAUSES OF ACTION AND I AGREE TO VOLUNTARILY GIVE UP OR WAIVE ANY RIGHT THAT I OTHERWISE HAVE TO BRING A LEGAL ACTION AGAINST CROOKED SKY RANCH LLC AND THE OWNERS BILLY AND LISA AKERS FOR PERSONAL INJURY OR PROPERTY DAMAGE.

To the extent that statute or case law does not prohibit releases for negligence, this release is also for negligence on the part of Crooked Sky Ranch LLC and the owners Billy and Lisa Akers, its agents, and employees.

In the event that I should require medical care or treatment, I agree to be financially responsible for any costs incurred as a result of such treatment. I am aware and understand that I should carry my own health insurance.

In the event that any damage to equipment or facilities occurs as a result of my or my family's willful actions, neglect or recklessness, I acknowledge and agree to be held liable for any and all costs associated with any actions of neglect or recklessness.

This Agreement was entered into at arm's-length, without duress or coercion, and is to be interpreted as an agreement between two parties of equal bargaining strength and sound minds. Both the Participant, _____________________________________, and Crooked Sky Ranch LLC and the owners Billy and Lisa Akers agree that this Agreement is clear and unambiguous as to its terms, and that no other evidence will be used or admitted to alter or explain the terms of this Agreement, but that it will be interpreted based on the language in accordance with the purposes for which it is entered into.

In the event that any provision contained within this Release of Liability shall be deemed to be severable or invalid, or if any term, condition, phrase or portion of this agreement shall be determined to be unlawful or otherwise unenforceable, the remainder of this agreement shall remain in full force and effect, so long as the clause severed does not affect the intent of the parties. If a court should find that any provision of this agreement to be invalid or unenforceable, but that by limiting said provision it would become valid and enforceable, then said provision shall be deemed to be written, construed and enforced as so limited.
